The report, based on a survey of 183 ultra-high-net-worth individuals worldwide, sheds light on the potential impact of upcoming gaming developments, particularly the highly anticipated Wynn Resort on Ras Al Khaimah's Al Marjan Island.

The forthcoming Wynn Al Marjan Island, slated to open in 2027, currently stands as the UAE's sole confirmed casino project, despite the country's existing gambling prohibition. However, Knight Frank's analysis indicates a surge in investment activities and market sentiment within the gaming industry, with esteemed developers now venturing into Ras Al Khaimah. This transformative shift in the real estate landscape is attracting significant attention, particularly from wealthy East Asian investors seeking to purchase property in the emirate.

As per Knight Frank's survey,
48% of respondents express a heightened inclination to invest in Dubai if a casino opens there,
while 45% anticipate the emergence of casinos in other parts of the UAE as early as 2024.

Wynn Resorts Al Marjan Island in Ras Al Khaimah will have rich non-gaming amenities and the vast majority of them can be enjoyed completely independent of the gaming area, said Craig Billings, CEO, Wynn Resorts.

"The importance of the relationship between the resort, in particular the resort's podium and the beach, the sea and the sun, all informed our programming decision, ultimately leading us to impart a concave curvature to the podium that tracks the beach. Thus, the beach-facing side of that podium, which is lined with exciting, high-energy food and beverage outlets, forms an amphitheatre of sorts from which to take in the stunning environment, the energy of the property and our outdoor entertainment," Billings said during a webcast recently.

Wynn Resorts, Limited has named Thomas Schoen as President of Wynn Al Marjan Island, its new multi-billion-dollar integrated resort set to open in Ras Al Khaimah in early 2027. In his new role, Schoen will oversee all operational aspects of the resort, the company’s debut in the Middle East North Africa (MENA) region and its first beachfront destination.

Now that Wynn Resorts has selected ALEC as the primary contractor for its ground-breaking Marjan Island resort in Ras Al Khaimah, we have some certainty that the project is proceeding according to plan. It was a joint effort between Marjan Island, RAK Hospitality Holding, and Wynn Resorts Limited that made the announcement. ALEC Engineering and Contracting (ALEC) is actually a division of the Investment Corporation of Dubai (ICD) and they will be working alongside the German firm Bauer International, which will handle works related to piling and enabling.

The developers of the UAE’s first casino resort have given a first look and new name for the game-changing multi-billion-dollar property. Wynn Resorts has announced the highly anticipated resort coming to Ras Al Khaimah will be called Wynn Al Marjan Island.

The global hospitality giant also unveiled the design vision of its first-ever beachfront resort, which is inspired by the tranquil seascape of Al Marjan Island, a group of four islands.
