The second potential location, the plot neighboring The Westin, seems more realistic than the previously mentioned 80-hectare highlighted land. There are extremely low chances of a gaming floor unless the law changes, as only one land-based license per emirate (state/city) is allowed - which has already been acquired by Wynn Al Marjan Island. Construction could start as early as Q4 2025, with an expected opening in 2028.
The Hard Rock Hotel & Residences Ras Al Khaimah, a joint venture between db Group and RAK Hospitality Holding, is set to open in 2028, located adjacent to Al Marjan Island in the Beach District. The development will feature 300 hotel rooms, 395 branded residences, and is expected to generate around 500 permanent jobs. It will also include a beach club, rooftop bar, spa, and various dining options.
The property will be situated in line with The Westin.

Ras Al Khaimah in the UAE is set to welcome The Luxury Collection to Al Marjan Island.
The move was announced in a deal (pictured) between Marriott International and Abu Dhabi National Hotels (ADNH) to open the luxury resort and residential development. The Luxury Collection Resort in Al Marjan Island will have 466 rooms and suites, plus 29 expansive villas. There will also be multiple dining venues, a spa, fitness centre, kids club, swimming pool and padle court, as well as extensive meeting and event space. The branded residences will include 392 apartments, ranging from one to five bedrooms, and 55 villas, with residents having access to resort amenities and services.
