A much-debated hotel project in Benedict Canyon that has drawn the ire of some neighbors, who expressed concerns regarding the impacts to the environment and public safety, was officially halted by the Los Angeles City Planning Department.

City Planning Director Vincent Bertoni notified developer Gary Safady Wednesday that the city was revoking its approval for his Bulgari Resort Los Angeles, a proposed 58-room luxury hotel in an area of the Santa Monica Mountains.

The L.A. City Council last week called for a halt to the project with an 8-6 vote on a motion introduced by Councilmember Katy Yaroslavsky, who represents the area. The motion calls on the Los Angeles City Planning Director to reconsider the initiation of a General Plan amendment which gave a specific zoning designation for the proposed hotel to be built in a residential area.

A Los Angeles City Council committee did not take up an item today regarding the Bulgari Hotel project, a controversial proposal in Benedict Canyon that has united opponents running for city office and pitted celebrities against each other.
The Planning and Land Use Committee voted 4-0, with Councilman Gil Cedillo absent, to continue the item to a later date. The committee was scheduled to recommend a zoning decision to the full council on whether to allow the commercial project in a residential area.

Councilman Marqueece Harris-Dawson, the chair of the committee, did not provide a reason for the continuation. Dozens of people still called in opposing the project, including Councilman Paul Koretz. Koretz introduced a motion last year calling for the city to rescind a General Plan amendment for the project. Koretz, speaking at a news briefing Monday, vowed to not allow the hotel to be approved in the few months he has remaining on the council. He said he hoped the project could be re-imagined to fit the parameters of the city code, comply with environmental protection regulations and have a developer who ``actually works closely with the community to make it work for everyone.''

Gary Safady, a real estate developer and movie producer, has filed plans to build a 58-room hotel on a 33-acre hillside at 9704-9712 West Oak Road in Beverly Crest, the Los Angeles Times reported. The vision for the Bulgari Resort Los Angeles and eight single family homes has drawn fire from movie executives and celebrities who have squared off over the future of one of L.A.’s richest neighborhoods.

A planning committee meeting is scheduled this week to decide on a zoning change needed to build a commercial project in the residential area. A final approval would be required from the Los Angeles City Council.

If completed, The Bulgari would be one of eight hotels operated by a hospitality firm under LVMH, a French holding company created by the merger of fashion house Louis Vuitton and Moët Hennessy. The maximum occupancy of the hotel would be 715 people, including 130 employees per shift, according to city records.

Los Angeles is finally getting a hotel worthy of its iconic hills. Bulgari Hotels & Resorts just announced its first L.A. location with an opening planned for 2025. Set on 33 acres in Benedict Canyon near Beverly Hills, the property will feature unparalleled views of the hillsides and the city beyond.

The famous canyons of L.A. are mostly known for conveniently bad cell service (“Mom, mom, I’m heading into the canyon. I’ll have to call you back”) and addresses of the silly-rich and mega-famous. Benedict Canyon has been home to everyone from Roman Polanski to Kim Kardashian.

But luxury hotels are less common in those residential enclaves. The Bulgari Resort will feature 58 rooms and suites, eight private estates and a signature restaurant. The property will feature a 10,000-square foot spa, a gym, cinema and eight-seat sushi bar. This will be only the second Bulgari resort property in the U.S., following a Miami opening in 2024.

Details are still emerging but the emphasis will be on ultra-privacy, with discrete bungalows arrayed across the eastern half of the property. Eight resort residences will range in size from 12,000 to 48,000 square feet, each with private land of at least an acre. The largest is set on five acres.

Although both the Bel-Air Hotel and Beverly Hills Hotel are nearby, the new Bulgari resort is higher up in the canyon, offering (potentially) more of a hideaway feel.

Bulgari Hotels & Resorts has signed plans to launch a new luxury resort in Los Angeles, scheduled for 2026 An agreement has been signed with owner and developer Gary Safady, making Bulgari Resort Los Angeles the second Bulgari property in the US, following the opening of the Miami property in 2025, and the twelfth gem in the Bulgari Hotels & Resorts collection.
Nestled amidst the majestic Santa Monica Mountains less than five miles from Rodeo Drive, the property will be surrounded by 33 acres of a stunning hillside park, natural wildlife and breathtaking views. Plans call for 58 Rooms and Suites and eight private estates, the signature Bulgari dining experience Il Ristorante - Niko Romito, a 10,000-square-foot Spa, state-of-the-art-gym featuring Bulgari’s exclusive Workshop training method, a private cinema and an exclusive eight-seat sushi bar.

Drawing inspiration from nature and its environs, the contemporary architecture of the building will be curated by the well-known South African design firm Studio SAOTA, as well as the Milanese architectural firm Antonio Citterio Patricia Viel.

The resort, formerly known as The Retreat, will be built in line with the most stringent environmental criteria certified by LEED.
