Have they managed to finish all 48 floating villas? Does anyone know the exact opening date in 2026?

The Neptune villas were initially limited to 12, but the number was increased to 48 due to high demand from high-net-worth individuals both locally and internationally.

The El Bahrawy Group has launched a new sales drive for the Neptune villas, with two-bedroom models priced at AED 29 million; three-bedroom models at AED 32 million; and four-bedroom models priced at AED 46 million.

Owners may either keep their villa for personal use, or hand it over to Kempinski for rental purposes, upon which the developer anticipates an off-season nightly rental rate of AED 50,000 including a crew of six and à la carte services by Kempinski.

How do we know that the Kempinski licensing deal is still in the place by the time it opens? I doubt it.
