The Ritz-Carlton Paradise Valley, part of a long-awaited $2 billion development that also will include Fendi-branded private homes and high-end retail and restaurants, is expected to open by the end of the year.
Five Star Development, the developer of the Palmeraie, a 122-acre project, secured a $585 million loan to complete construction. The loan, originated by Madison Realty Capital, is the final financing needed for the development, the developer announced Friday.

The project is about 80% built based on total acreage, a spokesperson for the developer said.

The development will include 80 single-story for-sale villas, which are fully sold, and 32 Ritz-Carlton branded “estate homes,” half of which are already sold.

A sales campaign will begin this fall for 52 luxury for-sale residences that are branded by Fendi, the Italian luxury fashion house. Those homes have not yet gone up for sale, a project spokesperson said.

With 108 luxury hotels and resorts in 30 countries, the Ritz-Carlton Hotel Company is known as one of the world’s most illustrious hospitality brands. Evidently, “construction defects” are not part of its formula for success – and particularly not in Paradise Valley.

Legal documents recently filed in Maricopa County Superior Court reveal behind-the-scenes rancor between the owner and former contractor of the long-delayed Ritz-Carlton Paradise Valley resort and its adjacent residential development, Ritz-Carlton Villas. On April 14, Scottsdale-based Five Star, which is developing the property under the aegis of Ritz-Carlton, filed suit against Utah-based Layton Construction Co. and two other contractors, claiming that “defendants failed to complete two construction projects, the Ritz-Carlton Hotel Project and the Ritz-Carlton Villas Project, in a timely and workmanlike manner.” Two days later, Layton Construction filed a $29.4 million countersuit, citing “collections on unpaid construction services and mechanic’s lien foreclosure.”

The resort was originally scheduled to open in summer 2020, but the COVID-19 pandemic – and construction issues, evidently – stymied its debut. The projected completion date was pushed to first quarter 2021, and then again to “late 2022,” according to Five Star president Jerry Ayoub.
